Private lenders are quick decision-makers and can provide a very rapid ‘yes’ or ‘no’ decision some people seem to believe they will be more likely to extract a yes decision if they provide reams and  reams of documents all in one go. This couldn’t be further from the truth.

We are all busy, so why make things more complicated than they need to be? To get a rapid response from us is to provide the following:

  • Loan Amount
  • Term required
  • Use of funds
  • Value and description of security assets
  • Amount of any existing loans
  • Ability to service or (for a bridging loan) the method of exit

From this we will be able to determine whether we can help, and provide you an estimate of costs.

Next we will require more detailed information such as:

  • A completed application form
  • Security asset lot numbers and addresses
  • Rates notices
  • ID documents of borrowers

This will enable us to issue a legally accurate Offer Letter setting our formal terms for finance. Once this accepted we will instruct valuations and conclude due diligence which will usually be complete by the time the valuation is completed. This can take 2 days but if the asset is a complex commercial property it will take longer.

The process is simple and rapid and there is no sense in complicating it further.
